It’s time to cut bait or fish. You’ve been hearing me and other experts say that now is a great time to buy. There are lots of home for sale and interest rates are unbelievably low. Now, I’m going to tell you how to find the right house at the right price in 30 days or less.

 
Ask your Realtor to look for homes that meet the following criteria: 

  1. Look for a motivated seller. This should be someone who needs to sell and will price it accordingly, not what they would like to get. Stay away from short sales and bank owned properties. It’s true that there are some bargains to be had but in most cases it becomes a long drawn out procedure. A motivated seller will often be willing to help remove any obstacles that could prevent a quick sale.
  2. Be realistic with your offer. If the listing is priced right, don’t insist on trying to lowball your offer. You won’t believe how many buyers loose out to another buyer with a frivolous low offer.
  3. Be willing to negotiate. If the seller counters your offer, you may still have a deal that works for both of you. Don’t be stubborn – listen to your Realtor’s advice. It’s like playing tennis. When your opponent returns your serve, what do you do? Hopefully you hit it back. Don’t just walk away!
